1. Central Platte Valley/Union Station
    Denver, Colorado

  • Masterplanned 165 acre industrial railyard for 6+ million square feet of mixed-use development resulting in largest downtown PUD ever issued by the City of Denver. Oversaw environmental clean-up, land swaps, land acquisitions and sales to create an award-winning new neighborhood and premium land values.
  • Led conceptual design of mixed-use, passenger inter-modal facility at Denver's historic Union Station.
  • Planned and zoned commercial uses surrounding the station to further support the facility.
     ($2 million planning/zoning effort)

2. City Center Englewood
    Englewood, Colorado

  • Development Advisor to the City of Englewood, enabling them to act as master developer in the transformation of a failed 55 acre mall to a 1,000,000 square foot, mixed-use village, and the region's first major transit-oriented development.
  • Retained and managed design team, determined development feasibility.
  • Led efforts to identify a redevelopment strategy for financially strapped community.
  • Negotiated with developers for sale/lease of specific parcels.
  • Secured additional funds from the Regional Transportation District to make project viable.
(Final land development budget of about $45 million, with approximately half of the funding received from the private sector.)

3. Denver Dry

  • Developer's representative for $15 million redevelopment of failed 350,000 square foot downtown department store into mixed-use project including both affordable and market rate housing, multi-level retail and office users.
(Ultimate financing package included more than 20 sources of funds including various tax credits, tax increment financing, CDBG funds and commercial loans.)

4. Westside Intermodal Development Study
    Lakewood, Colorado

  • Hired and managed consultant team to plan regional intermodal center and surrounding development of over 2 million square foot on 30 acres of Federal Center property.
  • Initiated governanance structure leading to ownership and implementation through a new not-for-profit development authority.
  • Coordinated integration of station plans into Corridor Environmental Impact Study.
  • Led selection and management of consultant team.
  • Worked with adjacent property owners, City Council, and potential developers to determine implementation triggers and strategy over time.
5. Town Center Emergency Reconstruction Planning
    Pierce City and Stockton, Missouri

  • In an unusual effort to help two small towns devastated by tornados, formulated FEMA's economic and real estate strategy to completely rebuild the downtown core of both communities.
  • Secured federal grants for redevelopment planning.
6. Yale Station Transportation Oriented Development Study

  • Worked with planning team to determine feasibility of transportation oriented development on an 11 acre, multi-owner parcel at a key station on the T-Rex Interstate expansion project.
  • Led efforts to bring property owners together to collaborate on mixed-use project.

7. Colorado Station

  • Worked collaboratively with City of Denver, Denver Urban Renewal Authority, and local property owners to determine a transportation oriented development implementation strategy on one of region's densest and most complex urban stations.
  • Led efforts to evaluate market studies and project financial performance to insure project viability and compliance with financial development programs, transit and parking requirements, and market dynamics.
  • Worked with developers and various public agencies to move strategic development agenda forward.
8. City and County of Denver
